How long does it take?
A lot of this depends on how good you are at making decisions. We encourage you to spend a lot of time in the design phase getting the vision for your property just right. If we rush this stage it ends up costing more money and time later on in the building process. Let’s do a quick overview of the build process. We break the build into a few stages:
We start by ideally meeting you on your site to cover your style, needs, wants and budget for your home. We then send you to get concept designs done. Once you have these we can start pricing your home and giving you an indication of build costs. This design stage can range anywhere from 3 to 7 months depending on how busy surveyors and architects are. Concept design takes around 2 to 3 months. Council approval takes around 20 days and working drawings take 6 to 8 weeks.
The Exciting part – and where YPB really comes in. You have building consent and work can begin on site. We call this stage getting to work. This phase includes site preparation, foundations, frames up and roof on. This happens relatively quickly around 1 to 2 months for your section to go from a flat piece of dirt to a shell of a house.
Now we can make it a house – doors, windows and cladding are on and plumbing and electrical work goes in. This phase of closing in the house and installing services also takes around 1 to 2 months.
It’s time to turn this house into a home. This is where we add those personal touches on the inside. We line, plaster and paint the walls, install kitchen and bathrooms as well as laying flooring. We then install the driveway and get a code of compliance.
It’s no longer a building site because it’s starting to look and feel like a finished product. This stage will also take a couple of months.
Time to move in! We make sure you are happy with your home and we come and remedy any issues if and when they arise.
Bearing in mind this timeline is for a single story family home on a flat site. In general, allow 6 months for design and 6 to 7 months for the build.
If you are subdividing – I would allow another 6 months for the resource consent and subdivision sign off phase as well.
